Villa Ayantam obtains an exceptional BREEAM classification in the design phase

Located in Marbella, the Ayantam villa has achieved an exceptional BREEAM certification in its design phase, which is also the highest score that has been achieved in Spain for a residential building. In this way, this project has become a national and international benchmark in terms of sustainability, residential comfort and energy efficiency.

The ambitious project led by Carlos Martínez of S&H Sun Coast Real Estate and designed by OÖD architects has attracted the attention of the entire luxury real estate sector by showing an alternative of real quality where the value of the solutions is measured with objective parameters verified in a transparent way, in this case with the BREEAM sustainability assessment.

An excepcional challenge

The evaluation was a challenge from the beginning since the requirement to obtain the home with the highest score in Spain forced us to consider all possible points from the feasibility and preliminary project phase.

The poorly connected location played against what was intended to be the most sustainable home in Spain, so a series of compensatory measures were proposed to reduce the need to travel by private vehicle. Among them, the introduction of bicycle parking spaces, electric vehicle charging points and spaces equipped for teleworking. This represents a line of learning for many projects that cannot access a favorable situation, which limits their sustainability assessment, and shows that with will on the part of the agents involved, there can be alternative measures that limit the problems of relocation.

On the other hand and in a generalized way, the project aims to provide an exceptional response to all the questions raised in the BREEAM ES Housing 2020 Assessment Manual.

BREEAM classification in different categories

As can be seen in the evaluation graph, the home achieves honors in the categories of Management, Energy, and Waste, and excellent marks in most of the rest of the categories.

How has this been achieved?

This is only possible through extreme coordination between all parties involved. Already in the official presentation, which took place at the RED Nomad Space 2023, of the Mediterranean Real Estate Show, in the presentation “Sustainability, health, digitalization, industrialization” several of the agents participating in the work revealed the necessary harmony to advance a project this complexity from the beginning. Participating in the presentation were Carlos Martínez Jarabo as project manager and project leader, José Luis Manceras as head of design, Enrique Bueno Moreno CEO of Aryon Buildings and Antonio S. Cordero as BREEAM advisor of the project and CEO of ZEROCEM, among others, showing off of great cohesion with the central approach of the project manager: does luxury architecture that is not sustainable make sense? The answer from the entire team is clear, ONLY architecture that is truly sustainable can be profitable.

On the other hand, from ZEROCEM as an authorized BREEAM organization, intense participation was necessary at the request of the project management. The work of BREEAM advisor was carried out by Antonio S. Cordero, the assistance in coordination of sustainability in the project fell not only to the architects José Luis Manceras and Bettina Rosasco, but also to Irene García of ZEROCEM, the coordination of sustainability in resources and work was carried out by Javier Rossiñol from ZEROCEM, and the energy and comfort simulation work, by Daniel Sánchez from ZEROCEM and Peláez Engineering. In addition, other independent specialists carried out life cycle and cost analyses, ecology, risk and security and crime prevention studies, as well as acoustics.

What measures are responsible for this score?

The final score achieved was 89.25 points out of 100, thus achieving the rating of exceptional, never achieved in Spain for a residential building. Among the sustainable measures that stand out in this home are an excellent passive design that allows a very high reduction in energy demand, which added to a state-of-the-art installation system and the installation of renewable energies allows for an absolute reduction in energy consumption. consumption of non-renewable primary energy with the consequent economic savings. In addition, there are measures to control and reduce water consumption thanks, among other things, to the installation of a cistern under the pool that allows controlled irrigation of the home’s garden. Finally, the home achieves 100% savings in energy consumption and emissions, as well as 20% in water consumption.

In addition, the house has had a demanding control of prescriptions and implementation of materials: It has been a challenge to work with a residential project where there is such demanding material control. In addition to traditional supply controls and environmental product declarations, exhaustive control of volatile organic compounds in finishing materials is added. This not only allows a reduction in sustainability impacts but also an improvement in the health of users. As an additional element worth highlighting, part of the subbase filling of the work has been made with recycled materials from nearby plants, which has contributed significantly to the reduction of the building’s footprint.

In summary, Villa Ayantam marks an important advance in the design of homes and control of luxury homes, establishing a new standard of exclusive quality based on maximum respect for the environment and the comfort and health demands of the user.
