The BREEAM Awards 2024 were recently held, a new edition of these honors that recognize and celebrate people, projects and organizations around the world that are building the path to more sustainable buildings in design, development and management.

In words of Gillian Charlesworth, CEO of BRE:

We are thrilled to recognise some of the greatest sustainability achievements in the built environment at this year’s BREEAM Awards.

Embracing science-based sustainability methodologies like BREEAM can deliver significant impacts for businesses, investors and for society as a whole. It is inspiring to see the innovative ways in which sustainability is being fostered and put front-and-centre across all our award winners and wider BREEAM scheme members.

With our network of over 14,000 assessors ensuring rigorous sustainability practices across the globe, we look forward to continuing to drive net zero ambitions across the entire built environment.

In this year’s 2024 edition, BRE decided to include our evaluation of the Hotel Alfonso XIII of the Marriott Luxury Hotels chain as a finalist in the category of The People’s Choice Award.

Moving forward to the future, respecting the past.

This project has been a satisfactory challenge for our team, as it integrates many of the principles and values that ZEROCEM aims to extend. It is a work that shows that high levels of sustainability can be achieved in existing buildings while respecting their historical and architectural value through the application of innovative solutions.

It is a building designed by architects José Espiau y Muñoz for the Ibero-American Exposition of 1929. Designed and built at a time when there were no means or information to promote efficient and sustainable planning in the built environment.

However, despite the technological limitations these kind of buildings have, the management team of the Hotel is aware of the current importance of continuous improvement to meet their ESG objetives. That is in fact, to set a deep update in sustainability as a priority, but respecting its heritage value. For all these and after a great effort of internal upgrade during years and with the help of the ZEROCEM assessment team, a BREEAM in USE assessmetn was held obtaining an EXCELLENT rating in both part 1 and part 2. It included the following have stood out aspects:

  • Low water consumption, unusual for a 5-star hotel, due to the water management strategy and the rainwater recycling system. Water consumption tracking is monitored in real time and shared with all Marriott members.
  • Responsible sourcing plan based on Marriott premises that includes all tender lines of the business, even those that are not directly included in BREEAM, such as those related to food waste. The hotel also includes a full range of areas for sorting, separating and storing operational waste and maintenance materials.

  • Reduced energy consumption based on a hyper-efficient installation system and constant monitoring of all energy uses and sectors, in addition to the implementation of renewable energies and energy audits.

  • Commitment to improve the biodiversity of the site (both flora and fauna) through the installation of nest boxes, shelter boxes for bats, hotels for insects and the planting of flower beds of native species and/or the creation of a green blanket for protection soil and sustainable water use.
